Housing markets rife with foreclosures can still present great deals for investors, but also stiff competition and pitfalls for the inexperienced. What does this mean in plain speak? Use foreclosures to build your business, but be careful if you do not know what you are doing.
Buying now often involves bidding wars. Better opportunities may arise soon as more repossessed homes head toward auction.

In the current state of the US economy, it is undoubtedly difficult to manage a new portfolio of real estate and keep it profitable. Just look at the fact that housing prices and home values are at multi-year lows. If you are not cash flow positive, then it is next to impossible to grow a successful portfolio. What do you do? Continue to buy and hold? Start accepting literally anybody as a tenant in the hopes that you will become cash flow positive? Read the rest of this entry »

Lightyear Wireless Promotes Paul Moore to Regional Manager
MEMPHIS, TN (January 22, 2010) – In 2008, Lightyear Wireless introduced a new way to earn true, residual income in the ever expanding wireless industry. By teaching people how to open their own virtual online wireless store, Lightyear Wireless became the ONLY company in the wireless and direct selling industry who invoices and services their customers while paying residual income on those services, for life.
Today, Lightyear Wireless announced the promotion of Paul Moore to Regional Manager according to their marketing and compensation plan. He will now experience greater residuals and override payouts for customer acquisition. “Congratulations on Regional Manager!” said Ron Mattingly, Vice President of Sales.
Paul joined Lightyear Wireless in 2009 as a National Training Director and Senior Manager and quickly began growing his business by marketing wireless cell phones and other telecommunications services as well as introducing others to the opportunity to join as an independent marketing representative. Paul is also a member of many professional organizations which include the BDPA, Mid-South Association of Contingency Planners and the Memphis Area Chamber of Commerce. Paul will continue to serve the team at Lightyear as National Training Director in addition to fulfilling his position as Regional Manager.

From what I hear, they have an excellent compensation program, complete with fast start bonuses. The salary structure is pay for performance, so if you are a slacker, I would not recommend this one.

Remember back in the day when free Wi-Fi hot spots filled the streets and a broadband connection was merely an unprotected network away? Well, somewhat sadly, padlocks and passwords have ended the days of siphoning free internet access off an unsuspecting neighbor. It’s progress, I suppose, but it has left us all to fend for ourselves: setting up internet connections at home and work; paying for hot spots at coffeehouses and airports; spending countless hours on trains and in cabs with nothing but a cellular signal to connect us to the outside world. SwitchTelecom Solutions, a Memphis-based firm, has partnered with Lightyear Wireless to bring discounted cellular service to the mid-south. This partnership allows Memphians to earn money by using Lightyear’s communications services and referring others to do the same.
“Not only does it make sense, it also makes dollars. Residual dollars that could pay you for the rest of your life,” says Paul Moore, National Training Director for Lightyear Wireless. The excitement has continued to grow as more individuals in Memphis join the team at Lightyear and SwitchTelecom Solutions.

CNBC’s Senior Futures Editor, Albert Bozzo wrote an article today discussing the dichotomy of housing’s budding rebound and the overall real estate market. Mr. Bozzo lists items such as government intervention, evidenced in the $8,000 tax credit for first time home buyers, as reasons for some apparent life in the housing market. The overall housing market (which includes commercial, retail, service industries, suppliers and so on) remains in a fiscal slump due to the recession at large. He subsequently identifies an expansion of the government tax credit program as a driver for continued growth in housing sales. I can see Mr. Bozzo does not understand basic macroeconomic theory.

For those of us who are active in the Real Estate business, we tend to look for deals. By always looking for a new opportunity to flip, buy and hold or acquire a rental property, RE investors never stop working and are constantly increasing their net worth. Why stop? It’s fun! These activities also apply to properties not located in your home city. Ladies and Gentlemen, it is not illegal to own properties that are located out of your state. Of course local taxes and provisions apply, but it is NOT illegal.
This brings me to Memphis, TN. Read the rest of this entry »
